Residential building Bela Zemlja

A luxury residential building in the construction phase, located next to the Church and facing an idyllic forest setting, is distinguished by its bold architectural expression. The emphasized cantilevers create the effect of a heavy floor that appears to be seemingly supported by glass surfaces, achieving a simple yet strong visual impression

As we eagerly await the completion of this building and its final presentation, we are sharing photographs of various stages of construction with you. Throughout this process, we carefully monitor the development of the project, regularly visit the construction site, and provide technical support. We are especially excited about this project, and until its completion, we enjoy showcasing how our ideas come to life and become reality.

The building is located on a plot of 2,836 m², with a gross developed construction area of 789 m² and a pool area of 83 m². The architectural concept of the building is based on two wings forming a “G” shape, enclosing the outdoor pool as the central element. All interior spaces are oriented towards the pool, offering an impressive view of the Church of the Assembly of Serbian Saints, surrounded by tall green pines on a nearby hill.

Originally designed as a two-story building without a basement, a basement level was added at the request of the investor, bringing a range of new and interesting features to the building. The space is functionally divided—the day zone is located on the ground floor, while the night zone is on the upper floor, allowing for clear organization of the space and privacy.

The building is equipped with modern amenities, such as a cinema, shooting range, and a SPA area with an indoor pool, sauna, and gym. A summer bar complements the day zone, serving the outdoor pool during the warmer months. Four comfortable bedrooms with walk-in closets, as well as spaces like a laundry room and other functional elements, make everyday living incredibly pleasant.

A special detail in this building that continues our practice of architectural greening is the integration of trees that seem to grow directly from the structure. This architectural solution introduces a strong element of nature into the space, creating a unique visual and atmospheric effect. The tree is placed in an open space that allows the direct influence of external conditions—rain, snow, and sunlight—while the glass barrier allows users to enjoy this natural element as if they were outdoors. This approach represents our ongoing effort to merge architectural design with ecological awareness.

The construction of the building is designed as a reinforced concrete system that allows for the use of bold cantilever elements, which overlap with each other, as well as large glass surfaces. These characteristic facade elements create effects of light and shadow play, contributing to the visual appeal of the building.

In addition to their aesthetic value, the cantilevers also serve a functional role – they provide sun protection in the summer, protect against snow in the winter, and contribute to protecting the building from weather conditions throughout the year. This solution successfully combines visual impact with practical advantages, creating a comfortable and protected space for users.
