SPG-Flex & Wyndham – Aparthotel and Hotel Complex

The apartment-hotel complex on Zlatibor consists of three buildings with a total gross built area of 27,410.60 m² and a net area of 22,799.80 m². The complex brings together apartments, residential units, restaurants, retail spaces, a spa center, gym, children’s playrooms, fitness rooms and garage space, forming a contemporary mountain complex designed for accommodation, relaxation and recreation.

Set within the mountain landscape of Zlatibor, we designed a complex consisting of three buildings: two aparthotels and one residential-commercial building. The complex is conceived as a contemporary mountain ensemble that brings together accommodation capacities, supporting facilities, hospitality, recreation, garage parking and landscaped outdoor areas.

From the initial concept, through obtaining the building permit and developing the detailed design documentation, all the way to the interior design project, we provided comprehensive design support with the goal of transforming the investor’s vision into a functional, contemporary and contextually integrated complex.

Special attention was given to the relationship between architecture and the natural surroundings. The buildings were designed to create a harmonious connection with the mountain ambience of Zlatibor, through the use of materials, forms and green areas that contribute to a sense of natural belonging to the site.

The total gross built area is 27,410.60 m². The total net area of the buildings is 22,799.80 m², placing this project among the more significant apartment-hotel developments on Zlatibor.

The complex is designed on a plot with a total area of 4,599 m², with an organization that enables functional access to the buildings, underground and outdoor parking, as well as the formation of green and open areas in line with the mountain setting of Zlatibor.

Total Capacity of the Complex

The complex brings together accommodation, commercial, recreational and hospitality facilities. The project includes a total of 344 apartment and residential units, of which 310 are apartments within the aparthotels and 34 are residential units within the residential-commercial building.

In addition to accommodation capacities, the complex includes restaurants, retail spaces, spa facilities, a gym, children’s playrooms, fitness rooms and office space. With a total of 210 parking and garage spaces, a functional organization of traffic and parking within the plot has been provided.

This structure of facilities allows the complex to function as a complete mountain destination, intended for accommodation, relaxation, recreation and everyday use.

Building 1 — Aparthotel

The first building within the complex is an aparthotel with a gross floor area of 5,138.86 m². The total gross built area of this building is 7,103.41 m², while its net area is 6,061.53 m².

The building is designed as an apartment-hotel facility with 100 apartments, a restaurant, a children’s playroom and a spa center. The facilities are organized to provide guests not only with accommodation, but also with an additional level of comfort through spaces intended for relaxation, recreation and family stays.

In terms of its function and capacity, this building represents one of the main functional units of the complex.

Building 2 — Residential-Commercial Building

The second building is a residential-commercial building with a gross floor area of 1,721.70 m². Its total gross built area is 2,135.90 m², while the total net area is 1,752.39 m².

The building contains 34 residential units and two spaces intended for fitness rooms. In this way, it complements the apartment-hotel function of the complex and introduces additional facilities intended for everyday use, recreation and active stays.

Building 3 — Aparthotel

The third, newly designed building represents the largest phase of the complex. It is an aparthotel with an above-ground gross floor area of 10,983.78 m², a total gross built area of 18,171.29 m² and a total net area of 14,985.88 m².

The building consists of three basement levels, lower ground floor, ground floor, nine floors and a recessed floor, with a height of 35.70 m. It is planned to include 210 apartments, 5 retail spaces, a restaurant, spa center, gym, children’s playroom and office space.

The underground levels are primarily intended for garage parking, with 147 garage spaces, while additional facilities are distributed across the basement, lower ground and ground floor levels. The lower ground and ground floor levels include spaces intended for the reception, restaurant, spa zone, retail units and supporting facilities, while the apartment units are organized on the upper floors.

Interior Design

For this complex, we designed an interior that follows the architectural concept of the buildings and the natural ambience of Zlatibor. The main idea was to shape the interior spaces as a warm, contemporary and functional environment, where hotel comfort is combined with the atmosphere of a mountain retreat.

Special attention was given to the shared facilities — entrance areas, reception, restaurant, spa center, gym, children’s playroom and circulation spaces. These areas were designed to provide users with a clear sense of orientation, comfort and connection to the complex, within an ambience that supports relaxation, recreation and year-round use. In addition to the accommodation units, the project also includes a restaurant, spa center, gym, children’s playroom, retail spaces and office space.

The interiors of the apartment units were designed with the goal of offering practical and pleasant spaces for both short and extended stays. The layout, materials and visual identity are focused on creating a calm, warm and unobtrusive atmosphere, with an emphasis on comfort, functionality and ease of maintenance.

The interior design is based on a contemporary mountain style, featuring natural tones, wood textures, stone accents, warm lighting and materials that contribute to a sense of comfort. The goal was for the interior spaces not to be perceived separately from the architecture and surroundings, but as their natural continuation.

Through the interior design project, the overall vision of the complex was completed — from the urban planning and architectural concept, through the functional organization of the buildings, to the atmosphere of the spaces where future users will stay, relax and enjoy the accompanying facilities.

The complex is currently under construction, with works being carried out in accordance with the planned schedule and project documentation. Upon completion, the complex will form a contemporary mountain ensemble with apartment, hotel and supporting facilities.
